Vista Villas is a furnished one-bedroom, one-bathroom cliff-top condominium in Frigate Bay, St. Kitts, and the lowest rent in our Frigate Bay portfolio.
A cliff-top address, ten minutes from campus
The condo sits atop a hill in Frigate Bay and measures 500 to 700 sq ft. Floor-to-ceiling sliding doors open the living area onto views of the Caribbean Sea. Beach bars, restaurants, coffee shops, beaches and the nightlife strip are a 3-minute drive or a 25-minute walk away, so you can live here without running a car.
The development is approved by both the Ross University School of Veterinary Medicine (RUSVM) and the University of Medicine and Health Sciences (UMHS), it sits on both universities’ bus routes, and both campuses are 10 to 15 minutes away. It comes fully furnished and equipped, so you can arrive with a suitcase and start the semester.

Pricing, pets and what is due at signing
Rent runs from USD $1,100 to USD $1,350 per month depending on the unit. Prices on this site are quoted in US dollars, not Eastern Caribbean dollars. Internet and water are included. Electricity runs on a separate $100 prepaid fee: use less and the difference is refunded, use more and the surplus is charged.
A security deposit, the first month’s rent and the electricity fee are due when the lease is signed. One animal is permitted per unit.
This is the only unit in our portfolio offered on short-term terms, with rates quoted on enquiry. It suits a single student watching the budget, or anyone arriving in St. Kitts who needs somewhere furnished and secure while they look for a longer let.
Frequently asked questions
What is required to secure a unit?
A security deposit and the first month’s rent, together with the electricity fee, payable on signing the lease. Contact us for the current deposit figure and a copy of the rental agreement.
What payment methods are accepted?
Cash, wire transfer and credit card authorisation. Some methods carry additional fees, so ask us to confirm the total before you send anything.
How far in advance should I book?
We recommend enquiring two to three months before you arrive in St. Kitts, which gives you time to secure the floor you want and complete the paperwork.
Is the development approved by RUSVM and UMHS?
Yes. Vista Villas is approved by both the Ross University School of Veterinary Medicine and the University of Medicine and Health Sciences.
Is it on the university bus routes?
Yes, on the routes for both RUSVM and UMHS, so you can reach campus and get home again without a car.
How long is the lease, and can I take a shorter term?
The standard term is 12 months, and shorter terms can be negotiated. Vista Villas is also the one unit we let on genuinely short-term stays, with rates quoted on enquiry. Send us your arrival and departure dates and we will confirm the term and the rate.
Are prices in US dollars or Eastern Caribbean dollars?
US dollars. The rents from $1,100 to $1,350 per month are all USD, as is the $100 electricity fee.
Are there additional fees on top of the rent?
Internet and water are included in the rent. The regular charge on top of rent is the $100 prepaid electricity fee, reconciled against what you actually use.
Can I bring a pet or a service animal?
One animal is permitted per unit, and that limit applies to service animals as well as pets. If you are travelling with a service animal, tell us when you first enquire so the arrangement is confirmed in writing before you book flights.
