Frigate Bay is the part of St. Kitts where you can rent an apartment and still walk to dinner. Restaurants, cafes, bars, mini-marts, beaches and a casino all sit within walking distance, along with the nightlife area everyone here calls the strip.
That is why the renter mix is so wide. Local professionals, students, expats and foreign residents all rent in Frigate Bay, often in the same building. We currently let four furnished properties in the area.
Who rents in Frigate Bay
Local professionals rent here for the convenience. Students from Ross University School of Veterinary Medicine (RUSVM) and the University of Medicine and Health Sciences (UMHS) take units in numbers. Expats and foreign residents settle here because everything they need day to day is a short walk away.
Couples, families and groups sharing tend towards the three-bedroom condos. A one-bedroom suits someone living alone, at a lower rent.
Frigate Bay for RUSVM and UMHS students
All four of our Frigate Bay properties are approved by both RUSVM and UMHS, all four sit on both universities’ bus routes, and both campuses are 10 to 15 minutes away. You can reach campus without owning a car, which takes a real cost out of studying here.
What renting in Frigate Bay costs
All rents on this page are in US dollars. The Eastern Caribbean dollar is also written with a dollar sign, so a figure like $2,400 tells you nothing on its own. A past client had to ask us outright which currency we meant, so we spell it out now.
Rents across our Frigate Bay portfolio run from USD $1,100 to USD $2,700 per month:
- One-bedroom, one-bathroom: USD $1,100 to USD $1,500 per month
- Three-bedroom, three-bathroom: USD $2,300 to USD $2,700 per month
If you are looking for something cheaper, two routes are worth costing. The lowest entry point is the cliff-top one-bedroom at Vista Villas, from USD $1,100. The other is sharing: a three-bedroom at USD $2,300 to $2,700 split three ways works out at roughly USD $770 to $900 each, below anything a one-bedroom here will cost you.
What the rent includes
Our Frigate Bay units are let fully furnished, with internet and water included in the rent.
Electricity works differently. Each property charges a separate prepaid electricity fee on top of the rent, either USD $100 or USD $250 per month depending on the property. Unused credit is refunded and any surplus is charged. Ask us which figure applies to the unit you want and budget it alongside the rent.
Looking for an unfurnished apartment? We do not have one in Frigate Bay at present. Every unit in this portfolio comes furnished, so tell us what you need and we will let you know if that changes.
Securing a unit
To take a unit you pay a security deposit and the first month’s rent, together with the electricity fee, on signing the lease. We accept cash, wire transfer and credit card authorisation. Some payment methods carry additional fees, so ask us to confirm the total before sending anything.
The standard lease term is 12 months, and shorter terms can be negotiated. We recommend enquiring two to three months before you arrive, which matters most around semester intakes when everyone is looking at once.
Pets are welcome at all four properties, with limits that vary. The limit covers service animals as well as pets, so tell us early if you are travelling with one:

Are these rents in US dollars or EC dollars?
US dollars. Every figure on this page and on our listings is USD. Wherever you rent in St. Kitts, ask the agent or landlord to confirm the currency in writing, because a bare dollar sign here can mean either.
Which Frigate Bay apartments are approved for RUSVM and UMHS students?
All four. St. Christopher Club Gardens in both sizes, Manor by the Sea and Vista Villas each hold approval from RUSVM and from UMHS, and each sits on both universities’ bus routes.
What is the cheapest apartment you have in Frigate Bay?

Can I rent short term rather than long term?
Vista Villas is available short term as well as on a longer let, with rates quoted on enquiry. For the other three, tell us your dates and we will confirm what we can arrange.
How long is the lease?
Twelve months as standard, with shorter terms negotiable. If you need dates that follow an academic calendar, say so when you enquire.
