We help people find somewhere to live in St. Kitts, and we do most of that work in Frigate Bay.

We are a small, locally based agency, and we let and look after the condominiums we list. That matters more than it sounds. When we tell you a unit is quiet, or that the afternoon sun hits the patio, or what the electricity actually costs across a St. Kitts summer, we are describing somewhere we deal with week to week rather than a listing we picked up second hand.

Who we work with

A good deal of our rental work is with people arriving at the Ross University School of Veterinary Medicine and the University of Medicine and Health Sciences. Every property we let is approved by both schools, sits on both bus routes, and is 10 to 15 minutes from campus.

Many of those tenants are signing for a home on an island they have never set foot on, from four time zones away, often with a parent on the call and a cat or a dog to think about. We have done this often enough to know which questions matter and to answer them straight, in writing, before anyone books a flight.

We also work with local professionals, expatriate residents, families relocating to the island, and buyers looking at Frigate Bay for the longer term.

What we do

• Furnished rentals in Frigate Bay. One and three bedroom condominiums from USD $1,100 to $2,700 per month, let on twelve month terms as standard, with shorter and short-stay options where we have them.
• Sales. Buying and selling residential property in St. Kitts, including for buyers whose purchase forms part of a Citizenship by Investment application.
• Looking after the buildings we let. Our tenants deal with us directly rather than with an absent landlord.

How we work

Prices in US dollars, stated plainly. The Eastern Caribbean dollar is written with the same symbol, and we have had enquirers ask us outright which one we meant. Every figure we publish is USD, and we will say so again in writing before you commit to anything.

The full cost, not the headline. Rent is one number. The prepaid electricity fee, the deposit and what is due at signing are the rest of it, and we would rather set all of that out early than have it arrive as a surprise.

Answers before signatures. If we do not know something, we will go and find out rather than guess. If a property is not right for you, we would rather tell you and keep the relationship than place you somewhere you will want to leave.

Frigate Bay

Frigate Bay is where most of our portfolio sits, and it is the part of St. Kitts where you can rent a home and still walk to dinner. Restaurants, cafes, bars, mini-marts, the beach and a casino are all within walking distance, alongside the nightlife strip. It is one of the few areas on the island where students, local professionals, expatriates and families all live on the same streets.
